For GTA homeowners and landlords with money left over each month

What year is your home paid off?

I started on the bank side, at BMO and then CIBC. Today I show homeowners and landlords the mortgage setups banks don't explain, so the house is paid off years sooner.

The belief clients bring me

“The lowest rate gets me mortgage-free fastest.”

“How can I get the best rate?” is one of the three questions every new client asks me. The rate matters.

The year your mortgage ends also depends on where your spare money sits each month. Money parked in chequing or a savings account leaves the balance where it is.

With the right setup, those same dollars work against your mortgage every day, and they stay within reach when you need them.

What I set up

Three setups, one goal: a house you own outright, sooner.

01

The offset account

Your pay and your savings sit against the mortgage balance, so interest is charged on what's left. The money stays yours to use whenever you need it.

Built for: homeowners with 20% equity or more and money left over each month.
02

Rental cash damming

For landlords. The rent goes onto your home's mortgage the day it lands, and the rental's costs run through a separate line of credit. Your home is paid off sooner.

Built for: owners of one rental or more, with a home they live in.

The line of credit grows as you go, and its rate can move. We look at those numbers together first.

03

The readvanceable renewal

A mortgage in two parts: the mortgage, and a line of credit attached to it. Most faster-payoff setups are built on it. Renewal is the moment to switch without a prepayment penalty.

Built for: anyone whose renewal letter arrives in the next two years.
The comparison I get asked about most

Two landlords, same rent.

Landlord one

1Rent arrives in chequing.
2It covers the rental's mortgage and costs.
3What's left waits in a savings account.

The home's mortgage runs its full term.

Landlord two

1Rent arrives and goes straight onto the home's mortgage.
2The rental's costs run through a line of credit.
3The home's balance drops every single month.

The home is paid off years sooner.

Both own the same properties and collect the same rent. Landlord two sends the money in a different order. The line of credit grows over time and its rate can change, so whether this fits depends on your income, your properties and your lender.

Why listen to me

I learned how mortgages are built from inside a bank.

I started at Bank of Montreal, then worked at CIBC as a mobile mortgage advisor. I know how a standard bank mortgage is built, and which advanced strategies rarely come up at the branch.

Today I'm a Mortgage Agent Level 2 and a Team Leader at 6ix Mortgage Group, working with homeowners and landlords across Toronto and the GTA. I break these setups down on Instagram, YouTube and TikTok.

Questions people ask first

Before you take the check.

Do I have to break my mortgage to do this?

At renewal you can move to a new setup without a prepayment penalty. Mid-term a penalty may apply, and I'll show you that number before you decide anything.

Does it work if I don't own a rental?

Yes. The offset account is built for homeowners with money left over each month. Cash damming is the landlord version.

Is a line of credit risky?

Its rate is variable, so its cost can go up. In cash damming it also grows on purpose. We put every number on screen first, and you decide with the full picture.

Can you advise me on taxes?

I'm a mortgage agent, so tax questions go to your accountant. I'm happy to work alongside them.

What does the check cost?

The check and the video guide are free. You see your result straight away.
